Building Survey or Structural Survey?

Navigating the world of property surveys can sometimes feel a little overwhelming, and we’re here to help clarify the key differences between a Building Survey and a Structural Survey.

A Building Survey or Home Survey, conducted by one of our Surveyors, offers a comprehensive examination of your property. Think of it as a detailed health check, covering all accessible areas and providing a bespoke report tailored to your specific needs and the property’s unique characteristics. This report will meticulously document any defects or maintenance requirements, giving you a clear picture of the property’s overall condition.

On the other hand, a Structural Survey is the domain of a Chartered Structural Engineer. Their expertise lies in assessing the property’s structural integrity. This focused examination delves into the building’s framework, ensuring it’s sound and safe, IQS are not able to provide structural surveys.

We often encounter situations where clients are unsure which survey best suits their requirements. To avoid any confusion, we strongly recommend a brief conversation with us. We can discuss your specific needs and ensure you select the most appropriate survey.

In some cases our Building Surveys and Home Surveys will highlight potential structural issues, prompting a recommendation for a Structural Survey to investigate further. In such cases, we can certainly guide you on the next steps. While we do not directly offer Structural Engineering services, we understand the importance of impartial advice. For finding a suitable engineer, we suggest consulting The Institution of Structural Engineers, the governing body for this profession.
