Snagging Surveys

Investing in a professional snagging report for your new build property is a prudent decision that can save you time, money, and stress in the long run. While the property may appear flawless, hidden defects and subpar workmanship can often lurk beneath the surface. A comprehensive snagging report, conducted by a trained eye, will meticulously identify any issues, from minor cosmetic flaws to potentially significant structural problems. This report empowers you to hold the developer accountable for rectifying these snags before you move in, ensuring your new home meets the expected standards of quality and craftsmanship. By addressing these issues upfront, you can avoid costly repairs and disruptions down the line, allowing you to fully enjoy your new property with peace of mind.

What is a Snagging Survey?

As you prepare to move into a newly built property, a snagging survey is a valuable step to ensure everything is in top condition.

A snagging survey is essentially a detailed inspection conducted by a qualified professional. Its purpose is to identify any imperfections or defects, often referred to as “snags,” within your new home. These can vary from minor cosmetic issues, like a chipped tile or a misaligned door handle, to more significant structural concerns, such as problems with the external brickwork or roofing.

Our surveyor’s expertise and experience allow them to identify potential issues that might otherwise be easily overlooked. We’ll conduct a comprehensive inspection and provide you with a thorough report outlining all identified snags. This report can then be presented to the property developer, ensuring that these issues are addressed before you fully settle into your new home.

Investing in a snagging survey provides peace of mind and helps protect your investment, ensuring your new home meets the high standards you expect.

What's in the Report?

Our surveyor’s goal is to ensure that the construction adheres to both warranty standards and current building regulations, and will produce a report containing a detailed list of all identified defects, clearly outlining their location and nature with photographic evidence to provide visual documentation of the snags.

During the inspection, our surveyor will examine both the exterior and interior of your home, focusing on all visible areas.

This includes checking and reporting on issues such as:

  • Structural Integrity: Assessing the quality of brickwork, roofing, foundations, and other structural elements.
  • Interior Finishes: Inspecting walls, ceilings, flooring, tiling, and paintwork for any cosmetic or functional defects.
  • Fixtures and Fittings: Checking the functionality and proper installation of doors, windows, cabinets, appliances, and plumbing fixtures.
  • Electrical Systems: Ensuring that electrical outlets, switches, and lighting fixtures are correctly installed and functioning safely.
  • Plumbing and Heating: Examining pipes, faucets, radiators, and heating systems for leaks, proper installation, and efficient operation.

The resulting document will allow you to effectively communicate any necessary remedial work to your property developer. This helps ensure your new home is completed to the highest possible standard.
